What does "turnkey" mean in a modular container house?
A FDC container house is designed and manufactured from scratch, in the factory, as a complete, modern home. It arrives to you finished, not in the structural stage. Here's what the starting price of a standard model includes:
- structure — frame made of cold-formed galvanized sheet metal, exclusively used in container construction, primed and electrostatically painted for increased corrosion resistance (2 mm for C models, 2,5–8 mm for D models), with rainwater capture system and drainage through the container posts for modular models;
- walls made of sandwich panels with PIR foam 40 mm in the standard version;
- 100 mm mineral wool in the ceiling and floor (in double-storey models, double-layer mineral wool is standard);
- PVC carpentry, with 4 or 6 chamber profile and windows with 2 or 3 sheets of glass;
- interior finishes — standard, corrugated sheet in white RAL 9002;
- flooring — PVC parquet or carpet, in several shades;
- fully equipped bathroom and ready to use from day one;
- interior installations ready, with external outlets for connection to utilities.
Equally important is what is not included in this price. The houses are not delivered furnished, and the kitchen area does not come equipped: it becomes a kitchen after you furnish it and use it. The routes for the kitchen area are not part of the standard configuration, but can be added upon request, communicated during the bidding phase. Transport and assembly, land preparation and connection to utilities are paid separately.

How much does it cost, specifically: models close to 60 sq m
Each standard model has a starting price displayed, clearly linked to a surface area and a partitioning. For a house around 60 m2, the four closest models look like this:
| Door Design | Tip: | Surface | Partitioning | Price from |
|---|---|---|---|---|
| C04 | modular house with bathroom (one level) | 48 mp | 3 rooms + bathroom | € 14.480 + VAT |
| C05 | modular house with bathroom (one level) | 54 mp | 3 rooms + bathroom | € 17.680 + VAT |
| D02 | two-story container house (modular) | 72 mp | 2 rooms + bathroom + kitchen area | € 32.500 + VAT |
| D01 | two-story container house (modular) | 90 mp | 3 rooms + bathroom + kitchen area | € 39.900 + VAT |
The closest standard model of 60 sqm is C05: 54 sqm, 3 bedrooms and fully equipped bathroom , from €17.680 + VAT . It is a modular house on one level, made up of several containers joined together, suitable for a family that wants a complete home, without a second floor. If you want to stay lower on the budget, C04 offers 48 sqm, also with 3 bedrooms and a bathroom, from €14.480 + VAT — the same layout, with 6 sqm less. Compare them in the range of modular houses with a bathroom . If, on the contrary, you need more space, D02 offers 72 sqm on two levels, with 2 bedrooms, a bathroom and a kitchen area, from €32.500 + VAT , along with the rest of the variants in the category of container houses with a second floor . If you want exactly 60 sq m, the house can be made on a customized configuration, starting from the modular C models, which extend horizontally with additional containers. Tell us this in the bidding phase, so that the door areas are prepared from the design: the walls are sandwich panels with PIR foam and are not cut after production. The price of such a house is established in the bid, depending on how many containers go into the construction and the compartmentalization.
60 sq m on one level or with a second floor: how do you choose?
On close surfaces, the difference between a single-level and a two-story house is seen in three things. The first is the space occupied in the yard. The C05 is located on 9,00 x 6,00 m, while a two-story house gives you more useful square meters on a smaller ground surface — an advantage on a narrow plot or when you want to keep the yard free. The second aspect is the compartmentalization. On one level, the 3 bedrooms and the bathroom are on the same landing. In the two-story models, the living area is separated from the night area, as in a classic house, and some models also have integrated terraces. The third is the budget: from €17.680 + VAT for the C05 (54 sq m, 3 bedrooms + bathroom) to €32.500 + VAT for the D02 (72 sq m, 2 bedrooms + bathroom + kitchen area). The difference comes from the larger number of containers and the structure sized for two levels. A common advantage of both variants, which a classic construction does not offer: if your circumstances change, the house can be moved.
What can increase the final price?
The starting price covers the standard version of the model. From here the price increases, the final amount depends on what you choose — if you want the full picture of the costs, see also the guide on how much a container home costs :
- The level of insulation. Beyond the standard version, you can choose premium insulation: walls made of sandwich panels with 60, 80 or 100 mm PIR foam and double-layer mineral wool in the ceiling and floor (200 mm in the ceiling, 150 mm in the floor). In the two-story models, double-layer mineral wool is already standard, so the premium option only means the thickness of the panels.
- The finishes. On the outside — cladding with thermotreated paneling in various shades, wood-imitation sandwich panels or wooden ribbing. On the inside, beyond the standard white corrugated sheet, you have a smooth finish in RAL 9002, cladding with melamine chipboard in various RAL colors or wooden ribbing.
- Carpentry. The 6-chamber PVC profile and triple-pane glass bring added thermal and acoustic comfort — it is also our recommendation for better sound insulation.
- Factory-prepared equipment. Dual-function air conditioning, heating and cooling, heat convectors or underfloor heating are installed during the production phase. Also during the bidding phase, routes for the kitchen area, supports for suspended furniture or preparation of the ceiling for photovoltaic panels are communicated.
- The terrace container. It is added as a distinct product, with its own frame, ceiling and terrace floor, and extends the house to the outside.
Transportation and assembly are offered together, as one complete service, and are not included in the prices on the site. How much it costs depends on the distance from the factory to your location, so the amount is established in the offer.

Costs and preparations borne by the client
The land must be able to support the weight of the containers, the transport truck and the equipment used to unload them, and the access road must be wide enough for the truck to enter the site. We discuss these things during the bidding phase, before signing the contract. The house does not need a classic foundation, but it is mandatory to place it on concrete slabs or pillars, 10–15 cm from the ground, for proper ventilation — the details are in the article about what type of foundation is necessary . Leveling the land and preparing the slabs or pillars are the responsibility of the client and are done before the day of installation. After installation, the only thing left is connecting to the utilities — which we can do right then, if the external installations are already prepared at the location — and furnishing the house, including equipping the kitchen area. Placing a container may require permits, and the requirements vary depending on the locality, so the easiest way is to inquire at the city hall you belong to.
How long will it take to get your house ready?
Production takes 6–8 weeks, delivery depends on the distance, and actual assembly takes 1–2 days — up to 2 days for the two-story houses in the D models. From order to moving in, on average, about 2 months pass. The deadline is short because the stages run in parallel: while the house is produced in the factory, in a controlled environment, you prepare the land, the concrete slabs or pillars and the access for the truck. In the end, the house arrives finished, turnkey, with a fully equipped bathroom and the finishes of your choice already installed.
