Modular homes for permanent residence: what is important to know?

Modern living room interior in a turnkey modular home construction - Container homes

Yes, a modular home can be your permanent home, provided it has a fully equipped bathroom, proper winter insulation, and factory-installed electric heating. At FDC Container Homes, for stable, long-term living, models B, C, and D are suitable, from 18 to 90 sq m, and models A complement an existing home.

More and more people are looking at modular homes for permanent living, not just for the weekend or for vacation. The questions are always the same: is it warm in the winter, what exactly do you get upon delivery, how long does it take to move in, and how much does it cost. Below you will find the answers, one by one: what types of houses exist and who each one suits, what the house is made of, how are you doing with insulation and heating, what do you furnish, what do you prepare on site, and what does the budget look like. The goal is one: to know in advance if a turnkey modular home can become the place you settle down.

To remember:

  • For permanent residence, choose a model with a fully equipped bathroom: models B (monobloc, 18–24 sq m), C (modular, 28,8–54 sq m) or D (with a floor, 45,3–90 sq m).
  • Models A (9,6–21,6 sq m, one bedroom, no bathroom) are compact spaces that complement an existing home.
  • For year-round living, premium insulation is recommended: walls made of sandwich panels with 60, 80 or 100 mm PIR foam and double-layer mineral wool in the ceiling and floor.
  • Heating is exclusively electric, with equipment installed from the factory.
  • Production takes 6–8 weeks, and you can move in in about 2 months.
  • Prices start at €3.930 + VAT for the A01 model and go up to €36.9800 + VAT for the D01 floor model. They are for standard models and do not include transport and assembly.

Can you live permanently in a modular home?

Yes. A container house FDC Container Houses is designed and built from scratch in the factory, arrives on site finished and is mounted on concrete slabs or pillars. It is not a temporary construction, but a complete and modern home, designed as an alternative to the classic house: it has its own structure, insulated walls, PVC joinery, interior and exterior finishes and a fully equipped bathroom.

The difference between a modular home used occasionally and one you live in all year round comes down to four things, which you can find detailed below:

  • fully equipped bathroom — without it, the house cannot function as a stand-alone dwelling;
  • insulation sized for winter — the level is chosen from the bidding phase;
  • electric heating — installed in production, not added later;
  • connection to utilities — electricity, water and sewage, connected to the interior installations of the house.

When these four conditions are met, the house becomes a real place where you settle down and feel at home, with comfort comparable to that of a classic building. For an overview of the range, see the container house models.

What types of modular homes can you choose for permanent residence?

FDC container homes are divided into four categories. Models A and B are monoblock, made up of a single container, and models C and D are modular, made up of several containers joined together, with the possibility of horizontal expansion. Each category meets a different need, so it is worth looking at them all before choosing.

Models A — monoblock container houses (9,6–21,6 sq m)

The A models are compact spaces, consisting of a single room, without a bathroom. The A01 is 9,6 sq m and starts at €3.930 + VAT, the A02 is 14,4 sq m and starts at €5.270 + VAT, and the A03, the most spacious, is 21,6 sq m and starts at €7.250 + VAT. Because they do not have a bathroom, they do not function alone as a permanent home, but they complement it very well. If you already have a house, an A model can become a guest room, an additional bedroom for an older child or a relaxation space in the yard, separate from the rest of the house. The entire range of monoblock container houses is designed as an accessible entry option.

Models B — container houses with bathroom (18–24 sq m)

The B models are also monobloc, but have a fully equipped bathroom, which makes them the most compact self-contained home in the range. B01 has 18 sqm, one bedroom and bathroom, from €7.900 + VAT. B02 has 24 sqm, also one bedroom and bathroom, from €9.470 + VAT. They are suitable for one person or a couple who want a simple, easy-to-maintain home, with assembly in just a few hours. See the range of container homes with bathroom.

C models — modular homes with bathroom (28,8–54 sq m)

The C models are modular homes made up of several containers joined together, with a fully equipped bathroom and areas that increase with the number of rooms. C02 has 28,8 sqm, one room and bathroom, from €11.900 + VAT. C01 has the same area, 28,8 sqm, but divided into 2 rooms and a bathroom, from €12.670 + VAT. For a family, C04 offers 48 sqm, 3 rooms and a bathroom, from €17.150 + VAT, and C05 reaches 54 sqm, also with 3 rooms and a bathroom, from €19.950 + VAT. Their advantage is horizontal expansion, if you prepare it from the bidding phase. Compare them in the range of modular homes with bathrooms.

D models — two-story container houses (45,3–90 sq m)

The D models are the two-story houses, designed on two levels from the design phase. D03 has 45,3 sq m, 2 bedrooms, bathroom and kitchen area, from €23.350 + VAT. D02 has 72 sq m, 2 bedrooms, bathroom and kitchen area, from €29.180 + VAT, and D01, the most spacious model in the range, has 90 sq m, 3 bedrooms, bathroom and kitchen area, at €36.800 + VAT. The living area is separated from the night area, as in a classic house, and on a small plot you gain square meters without taking up more of the yard. See the range of two-story container houses.

How to choose the model based on how many people live in the house

The simplest starting point is the number of people who will actually live in the house, day in and day out.

  • One person: B01 or B02 offers everything you need in one room, with a fully equipped bathroom.
  • A couple: C02 gives more space, and C01 adds a second room, good for a separate bedroom or for guests.
  • A family with children: C04 and C05 have 3 bedrooms and a bathroom on one level, without stairs.
  • A family on a narrow plot of land: D02 and D01 give you more square meters on the same occupied ground floor area, with the night area upstairs. They also stand out in design, with integrated terraces that are part of the body of the house.
  • A family that already has a house: an A model, located in the courtyard, becomes a separate space for guests or a teenager.

One more thing matters: what your family looks like in a few years. If it can grow, a modular model from the C range is the more flexible choice, because it can be expanded. If you want to see what a family home looks like in concrete terms, read also the guide about the 60 sq m modular house.

What is a modular house built of for year-round living?

Bedroom in a container house with white walls and parquet flooring Container houses FDC

The comfort of a permanent home starts from what is in the walls, ceiling and floor. The standard configuration of FDC container houses looks like this:

  • Structure. In models A and B, the monobloc frame is made of 2 mm galvanized sheet, cold-formed, exclusively used in container construction, primed and electrostatically painted for increased corrosion resistance. In models C, the frame has the same 2 mm sheet and a rainwater collection and drainage system through the container posts. In models D, the frame is made of 2,5–8 mm galvanized sheet, with the same collection and drainage system.
  • The walls are made of 40 mm PIR foam sandwich panels, in the standard version.
  • The ceiling and the floor are insulated with 100 mm mineral wool.
  • carpentry It is made of PVC, with a 4 or 6-chamber profile and a window with 2 or 3 sheets of glass.
  • Flooring It is made of parquet, with the alternative of PVC carpet, in several shades. In the bathroom, the floor is always PVC carpet.

The interior of modular homes starts, as standard, from white corrugated sheet metal, in the color RAL 9002. If you want an appearance close to the walls of a classic house, you can choose the smooth finish, also in RAL 9002, the cladding with melamine chipboard in various RAL colors or the wooden ribbing. All these options are established before production. For a complete picture of what is included in the price, see also what turnkey means for a modular home.

Year-round comfort: insulation and heating

The question that almost anyone considering a modular home for permanent residence asks is simple: will I be warm in the winter? The answer comes down to two choices, insulation and heating, and both are made during the bidding phase.

  • Insulation. The standard configuration, with walls made of sandwich panels with 40 mm PIR foam and 100 mm mineral wool in the ceiling and floor, is designed for living. However, for living all year round, premium insulation is recommended: sandwich panels with 60, 80 or 100 mm PIR foam in the walls and 200 mm mineral wool in the ceiling and 150 mm in the floor. In the two-story houses of the D models, double-layer mineral wool in the ceiling and floor is already standard, so the premium version only means thicker PIR panels in the walls. The difference is felt in the cold months and is reflected in the heating and cooling costs.
  • Heating. FDC Container Houses are heated exclusively electrically. You have three options: heat convectors, dual-function air conditioning, heating and cooling, or underfloor heating. All are installed during production, as they require electrical wiring and, in the case of air conditioning, holes in the outside of the container. Therefore, the heating system is established before production begins, not after assembly.

Peace in the house. If you live near a busy road or simply want more peace, the recommendation is premium insulation and PVC joinery with a 6-chamber profile and triple glazing.

What you receive upon delivery and what you arrange yourself

A turnkey container home arrives to you finished, but not furnished. It pays to know exactly where what you get stops and where your part begins.

What comes ready for delivery:

  • the bathroom, fully equipped and ready to use — the only equipped area in the house;
  • interior electrical and sanitary installations, with external outlets for easy connection to utilities;
  • carpentry, finishes and lighting.

What you furnish: the house is not delivered furnished, and in models that have a kitchen area, it does not come equipped. It becomes a kitchen after you furnish it and use it, after assembly. If you want special electrical and sanitary routes for the kitchen area, supports for suspended furniture, for photovoltaic panels or for a roof installed later, you communicate them during the bidding phase, and we prepare the container in the factory. The actual assembly of these elements is the responsibility of the client, with the exception of air conditioning and heat convectors, which we install during production.

Furnishing and equipping the kitchen area, preparing the land, connecting the containers and obtaining permits are not services offered by FDC Container Homes. However, we can connect to the utilities at the time of assembly, if the external installations are already prepared on site.

On the outside, the house can be given a warm and natural look, with thermotreated paneling, wood-like sandwich panels or wood ribbing. See what these exterior finishes look like.

Land, location and timetable until move-in

The land. A container house does not need a classic foundation, but it must be placed on concrete slabs or pillars, 10–15 cm from the ground, for proper ventilation. The details about what foundation is needed are worth reading before ordering. In addition, the location must be able to support the weight of the containers, the transport truck and the unloading equipment, and the access road must be wide enough for it to reach the assembly site. If there are trees in the area, they are trimmed before the assembly day. These preparations are the responsibility of the client and are discussed during the bidding phase, before signing the contract, so that you know from the beginning that delivery to your location is possible.

Permits. Placing a container may require permits, and the requirements vary depending on the locality, so check directly with your local city hall.

The schedule. Production takes 6–8 weeks, and delivery depends on the distance to you. The transportation and assembly service is offered together. The actual assembly takes a few hours for models A and B, up to 1–2 days for models C, and up to 2 days for multi-story houses in models D. Because the land is prepared in parallel with production, you can move in about 2 months — much faster than in the case of a classic construction. If you want the step-by-step schedule, see how long it takes to build a container house.

A house that grows and can move with you

A permanent home needs to keep up with your life, and this is where modular homes have a real advantage.

  • Expansion. Models C and D can be extended horizontally with additional containers. The condition is that the intention is communicated from the tender phase, so that the door areas are prepared from the start: the walls made of sandwich panels with PIR foam are not cut after production, precisely in order to maintain the tightness and thermal performance of the house. The floor exists only in models D, designed with two levels from the design. See the variants in the range modular container homes.
  • More space outside. If you want a covered space in the extension of the house, the terrace container is a distinct product, with its own frame, ceiling and terrace floor, which is placed next to the home.
  • Mobility. If your circumstances change, the house can be moved to another location — a flexibility that a traditional building does not offer.
  • Sustainability. Containers have a lifespan of over 20 years. Correct placement on slabs or pillars, proper insulation and periodic checks support them in the long term. You can read more about the lifespan of a container house.

How much does a modular home for permanent residence cost?

FDC container homes start at €3.930 + VAT for the A01 model, 9,6 sq m, with one bedroom, and can go up to €36.800 + VAT for the D01 two-story house model, 90 sq m, with 3 bedrooms, bathroom and kitchen area. For a stand-alone home, the starting price is B01: 18 sq m, one bedroom and bathroom, from €7.900 + VAT.

All prices are for standard models and are displayed on each model, so you can see the prices on each model before any discussion. They do not include VAT nor shipping and assembly, which are offered together as a single service, and the cost is established in the offer, depending on the distance from the factory to your location.

The final price of a turnkey modular home increases depending on the options you choose for year-round living: the level of insulation, exterior and interior finishes, carpentry, heating system and preparations communicated during the bidding phase. Also check the promotion of the month , which may change the calculation in your favor.
